Andrew Fleet Ltd, a Chartered Architectural Technologist practice in Soham, Cambridgeshire, has released a 20 minute documentary filmed by Sam Thurlow Media. Behind the Dreams at Andrew Fleet tells the story of the practice since 1987, explains how we work with clients and looks at some of our projects and the people behind them.
Published 25 September 2026. Runtime 20:21. Filmed by Sam Thurlow Media.
Andrew Fleet started the practice in 1987 after a successful period preparing plans, drawings and schemes for local authorities and public bodies. Demand for his work grew until it was time to go independent. Today we serve clients across Cambridgeshire, Norfolk and Suffolk, offering architectural design, planning consultancy and building control.
The film shows the range of work we take on. Projects can be as modest as a small kitchen extension or as large as schemes with a construction value of up to £15 million, including housing developments, commercial buildings and equine facilities. At the heart of the practice is domestic work: extending and reshaping homes so they work for the people living in them.
As director Adrian Fleet explains in the film, we are involved from the very first conversation. Clients usually come to us with three questions: is the project possible, is it affordable and is it likely to gain planning consent? From there we guide them through each stage:
Surveys and design: we arrange the surveys needed and develop the design.
Planning: we prepare and submit the application. Planning can feel daunting, but as Adrian says in the film, it is usually less difficult than people expect.
Construction documentation: we detail how the building will stay warm, stand up and stay safe in a fire, and coordinate structural engineers, tree and ecology surveyors, biodiversity net gain specialists and interior designers.
Tender and contract: we obtain prices from contractors, advise on best value and support clients into a building contract.
Construction and handover: we support clients on site until we hand over the keys.
A common misconception is that an architectural practice will impose its own vision. That is not how we operate. It is your project and it needs to reflect your wants and needs. We offer experience and honest advice, and we listen. As the team says in the film, we treat every project as if it were our own.
The documentary visits a range of completed and nearly completed schemes:
A contemporary replacement for a former agricultural steel barn. The new building respects the form of the original, with extensive glazing across the rear and a balcony and roof overhang that shade the doors in summer.
A flint-clad barn replacement providing a home office and a resistance swimming pool, where the labour-intensive flintwork has paid off.
Equine veterinary facilities, including a high-speed horse treadmill, an equine spa and CT scanning of the limbs.
A complex technical design project where a dwelling had been so heavily altered that its structure was compromised, and the technical design had to resolve this before work on site.
A new family home that began as an enquiry about an extension and became a rebuild once it was clear that demolishing the existing house was the better route.
The film introduces the team, which blends long experience with new talent. Since the early days of the practice, we have brought in people at the start of their careers and supported them through to qualification. We host work experience students, several of whom have gone on to join us as employees, and we support apprentices on architectural and architectural technology apprenticeships so they earn while they learn. The team also includes a qualified SAP assessor, a senior colleague with biodiversity net gain expertise, an architect with extensive commercial and 3D experience, and a remote designer based in Poland with international experience. Adrian Fleet MCIAT, a Chartered Architectural Technologist, is usually the first face clients meet after booking their appointment.
We are grateful to Sam Thurlow Media for filming and producing the documentary and for capturing the practice and its people so well.
